SOCIAL - ECOLOGICAL - SUSTAINABLE

As the first project of its innovative NEULAND® brand, the P+B Group is realizing the NEULAND NEUSS urban quarter with around 450 apartments. Right from the start, it set itself the ambitious goal of implementing all the guidelines of the innovative NEULAND® district concept it developed for the first time: from the use of a conversion site, climate-adapted urban development and CO2-neutral energy supply to a wide-ranging mix of uses with a social mix in a district of short distances with networked mobility and circular construction. In close cooperation with the city of Neuss, an urban and social quarter is being created that is not only ecologically sustainable, but also “urenkelfähig”: responsibly planned, built in an environmentally friendly way, with a view to the needs of the people of today and future generations and with a view to the concerns of the city and the environment. The sustainable urban quarter NEULAND NEUSS, which meets all ESG criteria, is therefore predestined for a so-called dark green fund in accordance with Article 9.

The P+B Group plans to start development work in mid-2025.

CONVERSION AREA IN THE HEART OF THE CITY OF NEUSS

The approximately 50,000 square meter development site for the pioneering project is centrally located directly next to the main train station in the Lower Rhine city of Neuss on the site of the former Rheinische Schrauben- und Mutterfabrik Bauer & Schaurte. The P+B Group acquired the plot between Further Strasse, Josefstrasse, Weißenberger Weg and Zufuhr Strasse at the beginning of 2021.

By building the urban quarter on a previously industrially used conversion site, the P+B Group is already fulfilling a key sustainability requirement: using sealed areas instead of building on new, untouched areas. After all, conversion is the most ecological form of urban development.

 

INNOVATIVE QUALIFICATION PROCEDURE FOR URBAN DEVELOPMENT AND ARCHITECTURE

NEULAND Neuss will shape the cityscape due to its size and location, but above all because of its intelligent urban design and sophisticated architecture. Based on the winning design of the urban planning competition by Konrath and Wennemar, the renowned Aachen-based firm kadawittfeldarchitektur, newly commissioned by the P+B Group in 2021, has comprehensively developed the urban planning and architecture in an innovative qualification process.

In intensive dialog with the P+B Group as well as politicians, administration and the design advisory board of the city of Neuss, kadawittfeldarchitektur developed the strongest strategy for NEULAND NEUSS from three variants with a focus on the urban experience: the form of the “urban silhouette”, which creates identity by taking up the materiality of the industrial culture of the location and combines it with a standard-setting green space. The backbone of all considerations is based on the symbiosis of creating added value for all generations with creative care and the highest sustainability goals.

 

MIX OF USES AND SOCIAL MIX

NEULAND NEUSS will be a lively quarter with a mix of residential, living and working uses. Around 450 apartments are planned, including accommodation for students, trainees and senior citizens. The apartments are to be built as both rental and owner-occupied apartments in various sizes and living arrangements and for all generations. People from different social and cultural backgrounds will find a new home here.

Commercial areas and communal uses such as space for co-working, culture and gastronomy as well as for social encounters for young and old will be located primarily on the first floors. They will shape and enliven the public space and promote the urban character of the district. A combination of working and living is also planned for the first floors.

The local supply zone in the south of the quarter will offer residents and users everything they need for their daily needs. The construction of an apartment hotel is also planned.

 

WELL THOUGHT-OUT MOBILITY CONCEPT

Due to its central location in the immediate vicinity of the main railway station, the quarter has excellent public transport connections. By train, for example, residents and users of NEULAND in Neuss can reach the metropolis of Düsseldorf in just 12 minutes and Cologne in 25 minutes - a particular locational advantage, as the quarter is not only intended to create apartments for the city of Neuss, which has a population of around 160,000, but also for the state capital, which is in particularly high demand, and the cathedral city of Cologne.

The mobility concept inside the quarter is particularly well thought out. Mobility hubs with e-car, e-bike and cargo bike sharing, including bicycle repair shops, green cycle paths and footpaths and the concentration of stationary traffic in neighborhood garages ensure mobility and flexibility for the residents of the car-poor urban quarter. The excellent public transport connections and the sharing offers allow for an adapted and moderate supply of parking spaces.

 

EXCELLENT OPEN SPACE QUALITY

The low-traffic inner development, which only provides for delivery, rescue and disposal, as well as keeping the neighborhood streets free of stationary traffic, ensure a high quality of stay and open space. The green areas, which are very spacious for this inner-city location, offer residents and neighbors places to linger and space for sporting activities. Grüne Furth will form the backbone of the urban quarter.

The sustainability and diversity of the district are also reflected in its biodiversity. For example, colorful and diverse planting with perennials, grasses, fruit trees and flowering hedges will be integrated into the open space planning. This will create new habitats for insects, butterflies and birds.

 

CO2-NEUTRAL ENERGY SUPPLY

NEULAND's energy supply in Neuss is designed to be largely climate-neutral. Heating and cooling are supplied via a cold local heating network using geothermal energy. For this purpose, around 90 geothermal probes are installed at a depth of up to 200 meters, which are used to heat the district in winter and summer. The high quality of the building envelopes helps to reduce energy consumption. The roof areas will be equipped with PV systems to generate electricity.

FURTHER CLIMATE ADAPTATION MEASURES

The P+B Group has attached great importance to adapting to climate change. In addition to the use of a conversion area, the extensive renunciation of the use of fossil fuels and an innovative mobility concept, NEULAND in Neuss is characterized by a whole bundle of other sustainability factors.

In particular, the plans include green roofs and façades, generous, green open spaces, rainwater utilization and heavy rainfall compatibility through rainwater management based on the sponge city principle and an urban structure that does justice to the microclimate, for example with regard to ventilation and shading.

The extensive avoidance of underground parking, which is made possible by the innovative mobility concept, and the construction of the buildings almost entirely without basements reduce the consumption of “gray energy”, which is required in the production of the building materials and during construction itself. It also reduces the amount of excavated earth that would have to be disposed of and thus the number of truck journeys required for removal.

For NEULAND, the P+B Group is aiming for circular construction in line with the cradle-to-cradle principle as far as sensible and possible: the use of environmentally friendly and recyclable building materials that can be used for another purpose at the end of their life cycle, as well as the reuse of previously used building materials.

In addition, per capita space consumption is also significantly reduced through a range of measures, for example through communal areas such as rentable guest rooms, communal kitchens, community rooms or shared roof terraces. Compact living space is achieved through intelligent floor plans and the extensive removal of storage areas into rentable storage boxes. This also reduces per capita space consumption and takes account of the concept of sustainability.

 

CERTIFICATIONS: DGNB Platinum, QNG, KLIMAQUARTIER.NRW

The urban quarter has been awarded the DGNB Platinum pre-certificate, the highest DGNB award level. The aim is also to obtain the QNG seal of quality (seal of quality for sustainable buildings from the Federal Ministry of Housing, Urban Development and Construction). NEULAND Neuss has already been awarded the title “KlimaQuartier.NRW” by a top-class jury of experts chaired by the NRW Ministry of Economic Affairs and Climate Protection.

QUARTIERMANAGEMENT

In addition to administrative tasks, permanent neighborhood management will strengthen social cohesion and the neighborhood spirit, for example by initiating and coordinating community activities. A neighborhood app with smart digital solutions is also being planned, for example with service and neighborhood offers for residents and users.

PREDESTINED FOR FUNDS UNDER ARTICLE 9

The highest sustainability standards will make the mixed-use, ESG-compliant neighborhood a real showcase district. NEULAND NEUSS is therefore predestined for a dark green fund in accordance with Article 9, for which there are currently only a manageable number of products on the real estate market.
