As the first project of its innovative NEULAND brand, the P+B Group is currently developing the NEULAND urban neighbourhood in Neuss. From the outset, it has set itself the ambitious goal of implementing all the guidelines of the innovative NEULAND neighbourhood concept it has developed for the first time: from the use of a conversion site, climate-adapted urban development and CO2-neutral energy supply to a wide-ranging mix of uses with a social mix in a neighbourhood of short distances with networked mobility and circular construction.
Despite the extremely difficult market situation, particularly in view of high interest rates and massively increased construction costs, in which other project developers have to wait and see or even "bend the knee" and abandon projects: The P+B Group is doing everything it can to realise its ambitious goals. Sensible adjustments, especially with regard to the profitability of the project, are continuously reviewed during the planning phase.
Even if the challenges are enormous: In close cooperation with the city of Neuss, an urban neighbourhood will be created that is not only ecologically sustainable, but also "urenkelfähig": responsibly planned, built in an environmentally friendly way, with a view to the needs of the people of today and future generations as well as the concerns of the city and the environment. In addition to other uses, around 500 residential units are planned for the NEULAND neighbourhood.

THE CORNERSTONES OF THE NEIGHBOURHOOD CONCEPT
For the realization of the NEULAND quarter, the development plan procedure is currently underway with the city of Neuss. Important cornerstones of the planning concept will be agreed upon by mutual agreement between the P+B Group and the city
- Most ecological form of urban development through use of a conversion area and revitalisation of existing buildings
- Excellent public transport connections and low-car inner development thanks to an intelligent mobility concept
- Generous and high-quality open space concept with a high quality of stay
- Mix of residential, living and working uses with local amenities, social facilities, daycare centres, restaurants, culture, co-working and a hotel
- Social mix through subsidised and privately financed housing as well as rental and owner-occupied flats for all generations
- CO2-neutral energy supply through non-fossil energy sources such as geothermal energy and photovoltaics
- Climate adaptation of the neighbourhood with good ventilation through smart urban planning, roof and façade greening and rainwater management
- Circular construction according to the cradle-to-cradle principle or CO2-reduced construction
- Sustainable neighbourhood management and smart digital solutions such as a neighbourhood app
Conversion area in the heart of the city of Neuss
The approximately 80,000 square metre development site for the pioneering project is centrally located directly next to the main railway station in the Lower Rhine city of Neuss on the site of the former Rheinische Schrauben- und Mutterfabrik Bauer & Schaurte. The property between Further Strasse, Josefstrasse, Weißenberger Weg and Zufuhr Strasse was acquired by the P+B Group from the Bema Group at the beginning of 2021. A plot to the west of this is also part of the urban development plan process for this urban area. Both areas will be planned together as part of the overall urban development concept.
By planning the urban quarter on a former industrially used conversion site, P+B Group is already fulfilling a first central sustainability requirement: to use sealed areas instead of building on new, untouched land. Conversion is the most ecological form of urban development. With the so-called cathedral and the boiler house, two existing buildings that were previously used for industrial purposes will be revitalised and put to a new use. The aim is to develop the site with a high degree of sensitivity for its industrial history.
