Now that the Neuss City Council has approved the statutes for the development plan on September 27, 2024, the way is clear for the P+B Group's NEULAND district development right next to the Rhineland city's main railway station. The Group will build the NEULAND social and ecological urban quarter on the western part of the total area of the development plan on its 50,000 square meter conversion site of the former Bauer & Schaurte screw factory. Around 450 residential units are planned there. Local amenities, social infrastructure, space for co-working, culture and gastronomy as well as a hotel round off the profile of the quarter for living and working. The highest sustainability standards will make NEULAND NEUSS a real showcase district.
Subsidized housing
The approximately 450 apartments are to be built as both rental and owner-occupied apartments in various sizes and housing types and for all generations. At least 33 percent of the new gross floor area to be built for housing is to be publicly subsidized housing, according to the resolution on the articles of association. Urban development and architecture NEULAND NEUSS will be a landmark in the cityscape due to its size and location, but above all because of its intelligent urban development and sophisticated architecture. The urban planning and architecture are the work of the renowned Aachen-based firm kadawittfeldarchitektur. Together with the P+B Group, the city of Neuss and the design advisory board, they have developed an ensemble of special places with differentiated buildings in an innovative qualification process that combines identity with industrial culture and creates a standard-setting green space. The Grüne Furth forms the backbone of the quarter. Commercial and communal uses will be located primarily on the first floors. They will characterize and enliven the public space. The local supply zone in the south of the quarter will offer residents and users everything they need for their daily needs.
Highest sustainability standards
The new urban quarter will meet the highest sustainability standards: from the use of a conversion area, climate-adapted urban development and rainwater management according to the sponge city principle to a largely C02-neutral energy supply with geothermal energy and photovoltaics. NEULAND Neuss will be a low-car neighborhood with mobility hubs, e-car, e-bike and cargo bike sharing and a concentration of stationary traffic in neighborhood garages. Circular construction according to the cradle-to-cradle principle and the reuse of previously used building materials are planned.
DGNB Platinum pre-certification
As part of the international real estate trade fair Expo Real in Munich, the renowned German Sustainable Building Council will award the P+B Group the “Sustainable Quarter - DGNB Platinum Pre-Certificate” for NEULAND NEUSS. Platinum is the highest DGNB award level. The first building plots have already been awarded “KlimaQuartier.NRW” status by a top-class jury of experts chaired by the NRW Ministry of Economic Affairs and Climate Protection. The QNG seal of quality (seal of quality for sustainable buildings from the Federal Ministry of Housing, Urban Development and Construction) is also being sought.
A sustainable neighborhood
Commenting on the first project of the NEULAND brand developed by the P+B Group, which is also being planned in other cities, P+B Group Managing Partner Gerd Hebebrand explains: “Even if the challenges are enormous: In close cooperation with the city of Neuss, an urban quarter will be created that is not only ecologically sustainable, but 'urenkelfähig': responsibly planned, built in an environmentally friendly way, with a view to the needs of the people of today and future generations.” The P+B Group plans to start development work and drilling for the geothermal probes in mid-2025.
